Municipal Service Taxing Unit for Road Improvements

The Pine Run MSTU for road improvements was established via county ordinance 87-45 for the purpose of providing, improving, & maintaining the road system within their area.

The annual special assessment rate of $90 per parcel was adopted via county resolution 19-R-101. There are 850 lots within this MSTU, which was created by a referendum in 1983 by the property owners at that time.

All roads within the established boundaries of Pine Run Estates are exclusively improved & maintained through the MSTU.

The road infrastructure includes the following components:

  • Road improvements/maintenance of all paved roadways; pothole repair & patching, striping (thermo-plastic stop bars & double yellow)
  • Traffic signage; stop & quadrant, one-way & speed limit
  • Drainage improvements/maintenance of water retention areas;  inlets, culverts, shoulders, & swales to property convey water run-off
  • Median maintenance; landscaping, seasonal annual planting (entrance median only), tree trimming/pruning or removal, weed eating, edging, & mowing

The MSTU/Assessment department works with a citizen advisory board made up of five (5) Pine Run Estates residents appointed by the Board of County Commissioners.
